  RRP - RENOVATION, REPAIR, AND PAINTING CERTIFICATION CLASSES

We provide the EPA-Hud RRP certification course. This course is a federal requirement and manditory of all contractors in the United States. Painters, Electricians, Plumbers, Carpenters, Renovators, etc.

Federal law will require contractors that disturb lead-based paint in homes, child care facilities and schools, built before 1978 to be certified and follow specific work practices to prevent lead contamination.

You will receive an RRP certificate at the completion of the 8 hour one day course.

ARCHITECTURE
The student will learn the various house styles from 1620 to 2008. They will be able to identify the difference between Post Medieval, Georgian, Federal, Greek revival, Victorians, and Moderns. They will learn why Greek revival is called Greek revival as well as the origin of all the many various house styles. This class is fully packed with power point photos and diagrams of hundred of details and styles.

SELLING HISTORIC HOMES
The students will learn the history, rules, laws, regulations relative to historic preservation acts. They will gain a better understanding of typical insect damage found in old houses as well as other problems relative to environmental, such as asbestos, vermiculite, old slate, old knob & tubing wires. The presentation is fully packed with power point photos and diagrams. They will also lean how to avoid the liabilities of saying the wrong thing and being held accountable to misrepresentations.

BUYER AGENCY
The student will lean how long agency developed and what is their legal liabilities as an agent. They will learn the history of agency. They will also learn the history of agency disclosure, the requirements and procedures for disclosing agency relationships along with the required time frames for disclosure of duel agency. They will learn about Chapter 93-A- home inspection and lead paint disclosures, etc..

CONTRACT LAW
The student will learn the rules of contract construction and understand the differences between an oral and written contract. Executated and executory contracts, how to properly use boiler plate contracts. The meaning of time is of the essence and statute of frauds. This class is taught for the real estate agent and encompasses real life scenarios that agents deal with daily.

TITLE V-SEPTIC
The student will learn the history of title V laws. The current rules and regulations and required inspections. They will learn what to do when a system fails. Also, the procedures for installing septics from deep hole and perk tests to engineered plan approval. Also, the life expectancies of septic systems and cost related to repair and replacement. Words like Tight Tank, Envirosystem Infiltrator, Fast System, Baffles, and D boxes will be understood. This class is full of power point photos showing all aspect of a septic system installation. You’ll love this class even if it is a crappy subject.

PROPERTY MANAGEMENT
The student will learn the seriousness of managing property, the liabilities and responsibilities. The difference between a special agent and a general agent. Who needs to be licensed to be a property manager? The different types of leases, net leases, gross, percentage, index, triple net, ground lease, etc... Who should do the sori & cori check. Fair housing issues, section 8. How to spot a meth house, etc., etc… This is a real eye opener for all agents whether you do property management or not.

GENERAL REAL ESTATE AND REGS
This class is a overview of real estate laws, rules and regulations. We will discuss agency laws and disclosure requirements, apartment rental disclosure forms, sex offender registry, consumer protection laws, anti-trust laws, escrow rules, rental regulations and security deposit laws, license requirements for salesperson vs broker, etc..

This is a real eye opener. You won’t believe what you forgot from the day you originally passed your real estate test.



  CHAPTER 93-A
The student will learn the history of Consumer Protection laws and the creation of Chapter 93-A. Also the procedure for compliance with 93A demand letters and how to avoid the overwhelming triple damage liability associated with 93A. The real estate agent is accountable to 93A regulations every business day. This is a must see class.

21-E BROWNFIELDS
The student will learn Federal EPA Environmental Laws such as Clean Air-water, endangered species, etc. They will become familiar with the serious liabilities associated with contaminated property also the clean up procedures and understanding of the Brownfield’s Act. They will learn what is involved in removing oil tanks and what agents should disclose relative to contaminated property. The liability for title owners is forever cradle to grave. Since real estate agents sell real estate they should become familiar with the intense strict liability associated with polluted property. This class is a real eye opener.

WETLANDS
The student will lean the history of wetlands protection, the laws, regulations and the liabilities. They will learn to understand terms like buffer zone, vernal pool, oligio, Messo Eutro, also procedures for building in and near wetlands including lake water quality, issues such as mill foil, succi readings, etc. This class is chock full of power point photos of all types of wetlands. Don’t sell properties near wetlands, lakes, rivers without attending this class.

OWNERS & MANAGERS
Student will learn the details of owning a real estate firm from vicarious liability, criminal investigations, EEOC Guidelines, Sexual Harassment statement, required independent contractor contracts and much more. Before you open your own office you truly need to attend this class.

APPRAISAL
The student will learn what goes on behind the scenes at an appraisal firm, the requirements to become a licensed and certified appraiser, who the appraiser is really working for. They will learn the difference between the cost, market and income approach, how to deal with falling prices and much more.

CONDO/CO-OP & TIMESHARES
Great class. Student will learn the various types of Condo’s – garden style, townhouse, duplex, commercial, and industrial, residential. How a Condo is created what is common area, the Master deed, unit deed, declaration of trust, bylaws, rules and regulations, annual budgets, assessment issues, insurance issues, taxes, etc, etc. etc.. They will also learn about Co-ops and time share ownership, Condo conversion, due diligence, fiduciary duties, etc… Pets, owner occupied rules, etc. etc. etc…

LEAD PAINT
The students will learn how to fill out the lead paint disclosure forms. Also be taught the basics of the new RRP laws. The history of lead. The fines for not complying with the disclosure laws. The difference between deleaded and lead compliant house. This is a serious topic- over one million children are lead poisoned in the United States. The fines for realtor non compliance can be $11,000 per violation. This is a must see class.


  ZONING & BUILDING CODES
The student will learn the history of zoning and building code. The difference between health department and building departments. They will learn many building codes that may prevent the agent from incorrectly listing property and becoming liable. They will learn what is a legal living room, bedroom, the difference between a Cellar and a Basement also the truth about radon, asbestos, lead, UFFI, carbon monoxide, etc… This class is full of power point photos of code and zoning violations. A Real Eye Opener.

RESIDENTIAL NEW CONSTRUCTION
The student will learn what defines a subdivision, who needs a license to build, who obtains building permits, how to properly list and represent new construction, builders warranties and much more. This class will show power point pictures of the entire building process from excavation, foundation frame, sheetrock, cabinets, floors, roof, etc., etc. etc… If you sell new houses this is a must attend class.

ANTI-TRUST
The student will learn the history of Anti-Trust laws from the 1800’s to today.. They will be taught what not to say and how to stay out of serious trouble with the law. They will learn about boycotting, price fixing, tying. They will also learn how easy it is to be liable under Anti-trust law and how to avoid serious penalties.

FAIR-HOUSING
The student will learn the history of Fair Housing from 1800’s to Today. They will be able to use this training to avoid serious liability. The student will learn what can and can not be said, who the protected classes are and how a discriminated person can utilize the HUD system and at no cost sue the agent and seller for discrimination. They will learn about insurance coverage’s and how to best avoid Federal and State Liabilities. This is a must attend class.

LANDLORD/TENANT LAWS
This a fantastic class and should be a required class for all agents who are landlords, property managers, or sell any investment property including a 2 unit house. The student will learn what is required from a landlord and/or an agent renting apartments. You will learn how to screen tenants, what can and can not be asked. What to do about the lead paint laws, fair housing laws, radon, mold, asbestos, disclosure responsibilities, etc.

You will learn the difference between tenants at will vs. lease. How to evict, about required forms such as lead paint, statement of condition, fee disclosure, etc.


ADA: (AMERICANS WITH DISABILITY ACT
The students will learn the right of individuals with disabilities. Who is protected, what property is covered, who is responsible to make the modifications. The liabilities for not complying with the regulations. This is an important class for commercial and residential agents.
