Sellers & Sellers Agent’s Information
The seller should prepare the house for a home inspection. The following is a list of suggestions that will help with the home inspection process.
1. House should be cleaned and organized. Make all beds, make sure there are no dishes in the sink, remove clutter from counter tops, and plug in all appliances.
2. Mow lawn, shovel snow from walkways and driveway, stairways.
3. Provide unobstructed access to attic areas, have ladders at attic scuttle if possible. Remove storage and shelves in closet for proper access to attic scuttle.
4. Keep all windows closed at least 12 hours before the home inspection. Radon testing may be requested by buyer and in order to test radon all windows must be closed 12 hours before test and 48 hours during test periods.
5. Home Inspectors are not allowed to turn on electric breakers. Any breaker in off position will be presumed to be a problem, requiring consultation with electrician and home owner. Turn on all working safe circuit breakers before the inspection.
6. Home Inspections can last between 1 1/2 to 4 hours depending on the size and condition of home.
7. If the seller would like to explain any issue with the home e.g. New roof, boiler, problems slated for repairs, don’t let out cats etc.., the seller should leave a letter on the kitchen counter to the attention of the home inspector.
8. Be sure dogs are not in the house during the inspection and if at home on a proper leash.
9. Provide access to garage and cellar areas. The Inspector will not be able to probe and inspect framing, foundation, etc. if there is storage, boxes, and clutter. Remove all items or relocate items to allow for a proper inspection of the perimeters, sills, and foundation, walls.
10. Provide all repair receipts and documents that can prove a repair or replacement put these documents on the kitchen counter with a note for the inspector. Also, any actual ages of items: appliances, air conditioners, boilers, water heaters, roof would be helpful.
11. Leave keys to out buildings or have them unlocked.
12. The inspectors arrive early at times and you may see them inspecting the outside areas. Don’t panic we are not going to come inside early unless we are invited.
